Background

Walter is a commercial property solicitor with a growing reputation for his clear, practical advice and proactive approach. Since qualifying in 2023, he has advised on a wide range of real estate matters, acting for landlords, tenants, investors, and developers:

  • Drafting and negotiating commercial leases (both headleases and underleases), from high street units to multi-let industrial estates. This includes assignments and associated documents such as agreements for lease, licences for works, rent deposit deeds, variations, tenancies at will, and related security arrangements.
  • Preparing and advising on licences for works, assignments, underlettings, and general occupation.
  • Acting on acquisitions and disposals of property, including transfers of part involving site-specific rights and reservations.
  • Drafting and negotiating overage provisions within transfers and in standalone agreements, along with any associated anti-embarrassment provisions.
  • Advising on high-value contracts conditional on planning, for both purchasers and sellers.
  • Dealing with options over land (both granting and taking), as well as promotion agreements.
  • Handling lease extensions under the Leasehold Reform, Housing and Urban Development Act 1993, including the service of relevant notices and counter-notices, and statutory lease renewals.
  • Preparing and negotiating Deeds of Easement in relation to utility providers for service delivery.
  • Restate finance transactions, including purchases, refinancing of portfolios (acting for either the lender or client or both), and intra-group restructures.
  • Drafting and negotiation of legal charges, facility agreements, debentures, personal and corporate guarantees, director’s certificates, certificates of solvency, and other ancillary documents to secure advances against commercial property.
  • Transfer or lease of electricity substations and associated infrastructure.
